Bedroom 2 (upstairs main) UPSTAIRS BEDROOMS
Accessed by wooden stairs with a door at the bottom, our upstairs bedrooms comprise a spacious main bedroom with a glorious superking bed and seating area to take advantage of the stunning sea view, plus a large adjoining room with a double bed and bunk-beds. A cot can be added to the main room on request. Upstairs you'll also find a bathroom with shower, toilet and basin (please note: guests in the adjoining room will need to pass through the main bedroom to use the bathroom).

Bedroom 1 (downstairs superking) DOWNSTAIRS BEDROOM
This bedroom has a gorgeous superking bed where you can stretch out in comfort, plus its own smart TV. Deliciously cool in the summer and toasty in the winter, the thick stone walls work their magic to maintain a comfortable temperature all year round. The room has its own luxurious wetroom tiled from floor to ceiling, with underfloor heating, a large bath and a shower.

New games room NEW GAMES ROOM!
We are very proud of this space, which has been converted from a derelict garage into a magnificent games room complete with 85-inch movie screen, ping pong table, climbing wall, honesty bar and king-sized bed on a raised mezzanine. A pool table is due to be added by the end of 2024.
The room can sleep two people in the mezzanine bed, plus (for larger parties up to twelve people) an additional two on the sofabed.

The hot tub at sunset OTHER ROOMS & OUTDOORS
The Annexe contains a fully fitted kitchen with seating for twelve people (the small table pictured is being updated) and all the modern appliances you would expect - and more! There is also a separate living room with a cosy woodburner for cooler evenings, complete with a large supply of logs and kindling. Both rooms have glass doors onto the patio, which forms a delightful sun trap in the afternoon.
Outside you'll find the 30ft heated swimming pool, hot tub (located directly next to the house), a gas BBQ and the tennis court (shared with the owners, though they rarely use it when guests are staying). There is nothing more wonderful than winding down in the jacuzzi towards the end of the day, breathing in the fresh sea air and watching the sun go down over the Atlantic coast!
In the forecourt of the property there is space for two cars, with further free parking available on the street. An EV charger is available in the forecourt, compatible with all electric vehicles, which guests are welcome to use at a cost of 50p per kwh.
Located in the small village of Abbotsham (population 500), The Annexe is beautifully peaceful all year round. The property is easily accessed from the M5 / North Devon Link Road, but is far enough away from any major thoroughfares to feel undisturbed by traffic noise or pollution.
NOTE: There is a small step between the kitchen and living room, plus one into the bathroom, which may make the property unsuitable for people with limited mobility.
